So many things can go wrong in an unoccupied home.  Forbes Home Watch utilizes the exclusive water zone method to check your home for all signs of damage or concerns. We are trained & prepared to not only look after your home but to identify irregularities and be there as a part of your trusted team to coordinate with service providers to correct any concerns while you are away. 

Exterior Checks

Security Checks

  • Make sure all doors, windows and entry points are locked
  • Check the security system and cameras to assure they are working properly
  • Check for signs of lock tampering, forced entry or vandalism


Landscape & Yard Maintenance

  • Verify that the sprinkler systems are functioning correctly
  • Make sure all views and pathways are unobstructed
  • Check the condition of the lawn, plants and landscaping to ensure service is being done routinely


Property Inspections

  • Check the exterior walls, roof, gutters to make sure there are no issues for concern
  • Pick up any trash and check recycle and trash bins have been taken out and brought back in
  • Check for insect or rodent infestation or any wasp or bee's nests
  • Make sure outdoor lighting is functioning properly


Pool & Spa Inspections

  • If the property has a pool or spa make sure they are in working condition and ensure scheduled service is being done routinely
  • Check any safety gates and locks to make sure they have not been tampered with


Mail & Packages

  • Collect mail, packages, flyers or anything else that might signal that the homeowner is absent
  • Forward or hold mail as instructed by the homeowner


Reporting

  • Document any issues or observations with photos and written report to the homeowners for further instruction



Interior Checks

Security Checks

  • Check to see if the alarms, security systems, and video cameras are all working properly
  • Look for signs of tampering or someone trying to gain access


Temperature & Climate Control

  • Adjust thermostats to a comfortable temperature
  • Ensure HVAC systems are running properly
  • Check for leaks or condensation that could affect the humidity


Appliances & Water Heater

  • Verify refrigerator, freezer, oven & dishwasher are working properly
  • Check that all smoke detectors are functioning
  • Make sure water heater is working properly and there are no leaks
  • Adjust temperature of water heater to conserve energy
  • Make sure washers and dryers are in working condition


Water Leaks & Plumbing

  • Check for water leaks or damages, including checking ceilings and walls for water or condensation
  • Run faucets and flush toilets to make sure there are no leaks or strange sounds


Electrical Check

  • Ensure all lights are functioning
  • Check the electrical box for blown fuses or tripped breakers
  • Check for exposed wires or any other electrical hazards


Mold & Mildew

  • Check for areas of mold or mildew growing, especially in areas prone to moisture
  • Ensure the dehumidifier is working and make sure there is proper ventilation


Pest Control

  • Check that services are being routinely done
  • Look for any signs of rodents, or pests in order to avoid an infestation


Cleaning and Inventory

  • Ensure that cleaning services are doing routine cleaning
  • Make sure the house is comfortable and tidy
  • Do an inventory of belongings before arrival and after any guests have departed
  • Check that trashcans are emptied, dishwashers are empty and no items have been left in refrigerators or washer and dryers


Reporting

  • Document any issues or concerns with the homeowner for further instructions

Emergencies

Sadly, sometimes bad things happen when you are away.  Forbes Homes Watch does everything in our power to make these hard times less difficult.  We are here for you and want to help you in any way we can.  If an emergency comes up while you are away Forbes Home Watch will assist you in the following ways (and anything else you need, just ask)



  • Respond to home alarms and dispatch whatever necessary emergency services are needed


  • Prepare your home for incoming storms such as hurricanes or surge warnings


  • Respond to property damages and contact the correct service people to fix it


  • Respond to any flooding or water damage and deal with vendors to get it taken care of


  • Assist your guests in an emergency by maintaining a list of local emergency contacts, including police, fire, medical facilities, and utility providers, to quickly respond to various emergencies


  • Assist with arranging roadside assistance or towing services if the homeowner's or their guest's vehicle breaks down
